Few stand-alone supermarkets or other large retail assets have been offered for sale this year with the level of market activity slumping as investors hold on to landmark properties rather than sell in a low interest rate environment.

Sources in the leasing sector said the Woolworths-owned Dan Murphy's struck a deal equivalent to about $475,000 a year which suggests the property sold on a 1.4 per cent yield, perhaps the strongest result in today's market.

The Glen Waverley building on the corner of Kingsway and Railway Parade, opposite the railway station, has potential for future development.

Diversified property group Mirvac was believed to be an under bidder for the site.

Property in Glen Waverley, a middle-ring suburb in Melbourne's east, has seen an upsurge of interest from Asian investors, both local and offshore.

Another Dan Murphy's-tenanted property in Pakenham sold late last year for $8.76 million on  a 3.68 per cent yield in a deal overseen by Colliers International's Tom Noonan.

Mr Noonan said there was significant pent-up demand from investors for retail assets, although there were few being offered to the market.

"Transactionally it's been one of the slowest starts we've had for a number of years," he said.

Title documents lodged for the Glen Waverley property at 5-35 Kingsway show Woolworths signed a lease to occupy the site in 2005 on a medium-term deal believed to be for 10 years plus options.

A caveat on the title lists Australian-Chinese investor Weian Zhang as the recent purchaser.

CBRE agent Justin Dowers echoed sentiments about the lack of stock and said Asian buyers were particularly focused on retail assets.

"There has not been one neighbourhood shopping centre brought to the market this year to date when there were 11 in the last six months of 2015," he said.

CBRE is midway through selling a Woolworths-leased building in middle Brighton over which the retail giant has a 25-year lease with 5 by 5-year options.
